Tax Alert | Québec Property Tax Deadline Approaching

With each new triennial property tax assessment roll in Québec, property owners can challenge their assessment by filing for an administrative review. The deadline to file a request for review for the 2023 triennial roll is April 30, 2023. After this deadline, the municipal assessment will become fixed for the entire duration of the roll, subject to a limited number of exceptions.

Key Considerations

The real estate market over the past three years has been significantly affected by the COVID-19 pandemic. Most properties have experienced substantial changes in value. Municipal assessments in the industrial sector and for vacant lots have increased by as much as 40%. Commercial buildings, hotels, restaurants, and offices have also been impacted.

Property value assessments are based on a valuation date of July 1, 2021. It is important to review your municipal assessment to ensure the property value is representative of the market value on that date.

Property owners with buildings located in one of the municipalities covered by this triennial assessment roll should consider filing a request for review of their municipal assessment before the appeal deadline.
