Manitoba Undergoes General Reassessment

Properties in Manitoba are under reassessment, and 2025 Property Assessment Notices will be mailed to all owners. Assessments in the city of Winnipeg are prepared by the City and will be released on June 5, while the province will stagger assessment mailings for all remaining jurisdictions beginning in May.

The new assessment values will represent the current valuation date of April 1, 2023, and will be used to calculate property taxes for 2025 and 2026.

Reviewing Your Assessment

Key factors property owners should consider when reviewing their assessments include:

  • The review period before the appeal deadline is only 30 days after the mailing date printed on the assessment notice.
  • Only owners or single tenants may appeal their assessed values.
  • Market changes have had a significant impact on property values and tax burdens as previous values were based on a valuation date of April 1, 2021.
  • The Winnipeg business tax appeal deadline is anticipated to be in November 2024.

Please note that if you received a Request for Information (RFI) from an assessing authority, failure to comply with it has significant implications and could result in no tax refund being issued.
